For pubs with rooms

Make the rooms upstairs earn like the bar.

Revenue management for pubs with rooms: we price your pub accommodation every night, fill the midweek with packages and local business, and help your team turn a good night downstairs into a good review.

What owners tell us, and what we do

Your rooms are an afterthought

The bar and the bistro get the attention; the rooms upstairs get last year's rates.

What we do: Room rates priced on their own calendar, every night.

Weekends sell, midweek doesn't

Friday and Saturday fill from locals and events; Monday to Thursday sit half empty.

What we do: Midweek packages with dinner, bed and breakfast, and commission-free bookings through Pub Bookings.

Reviews mention the noise

Guests love the food and the welcome, and mark you down for Friday night.

What we do: A quiet-room promise that answers the noise, and your reviews turned into a list of fixes.

How it works

From first call to first rates in ten days.

  1. Week 1

    Review

You get a 90-day plan that shows what each change is worth. We build it from your goals, 12 months of your data, your comp set, your listings and your reviews. Then you decide.

  2. Day 10

    Price

If you go ahead, your first rates go live. From then on we set them every day, night by night, within rules you agree.

  3. Months 1 to 3

    Market and serve

We work alongside your team to bring more guests direct, fix your listings, turn your reviews into a list of fixes and train your front office.

  4. Every month

    Report

A clear month-end report and a call: what happened, what it was worth, and what we do next.

Nothing new to install. We work in the systems you already use, with our own logins, so every change is visible to you.

Sample Hotel · 120 rooms

Sample case study: RevPAR up 12.6% in four months.

Sample Hotel is an example property, not a client. It sold out every weekend but ran midweek at half full. This is how we'd report taking on its pricing, listings and arrivals.

The challenge

Weekend rates were set months ahead, so the last rooms went cheapest. Tuesdays averaged 54%, Booking.com brought 41% of nights, and the same complaints came up in review after review.

What we did

  • Revenue management

Weekend and event rates set daily, minimum stays on event nights, and corporate rates to fill midweek.

  • Marketing

New Booking.com photos and content, rate parity fixed, and Google hotel ads pointing to the website.

  • Service optimisation

Reviews analysed every month, a list of fixes for the team, and an upgrade offer at every arrival.

Questions

What owners ask us.

Our rooms are a small part of the business. Is it worth it?
The review shows what the rooms could add before you commit. A handful of rooms sold well, every night, adds up over a year.
Can you package rooms with meals?
Yes. Dinner, bed and breakfast packages are one of the best ways to fill midweek, and we set them up in your booking engine and on Booking.com.
What is Pub Bookings?
Pub Bookings (pubbookings.com.au) is a commission-free booking channel built for pub accommodation. It puts your rooms in front of travellers looking for a pub stay, and they enquire or book with you direct, so you keep the guest and pay no commission. We list every pub we work with and use it to send them business, alongside your own website and the big booking sites.
What do you do with our reviews?
We collect and analyse them, find what guests keep raising, such as noise on a Friday night, and give you a short list of actions to improve what the next guests say. The replies stay with you.

What happens next

  1. You pick a time for a call as soon as you send this.
  2. After the call, you send 12 months of figures (we'll show you how).
  3. You get your revenue review and a 90-day plan, then decide.
