Revenue management

Sell more rooms at higher rates.

Outsourced revenue management for independent hotels, motels, serviced apartments and pubs with rooms. A dedicated revenue manager sets your rates every day to lift your ADR (average daily rate) and occupancy together, and explains every change.

What we do

Stop selling Saturdays at Tuesday prices.

The work a full-time revenue manager would do, in the systems you already use, with every change visible to you.

01

Daily rates and restrictions

Your rates move every day, for every night and room type: with demand, the season and your competitors, not a price list set in January. Each room type is priced so guests have a reason to pay for the better room.

  • Rates that follow your booking pace
  • Minimum stays and cancellation terms for peak nights
  • Room types priced so the better room sells

02

Forecasts and budgets

You see the next 12 months night by night, forecast from what's on the books, your pace against last year and what's coming up in your area.

  • A rolling 12-month forecast
  • How fast you're filling against last year
  • Budgets you can plan staff around
03

Comp set and events

A sold-out Tuesday never catches you at last week's rate. We check your competitive set every day and keep a calendar of the concerts, conferences, sport and school holidays that move demand.

  • Comp-set rates checked daily
  • An events calendar for your area
  • Rates moved before demand arrives
04

Distribution and ranking

Where you rank on Booking.com, Expedia and the other OTAs (online travel agents), whether your rates match everywhere and what each channel costs: we manage all three for you.

  • Ranking on Booking.com and Expedia
  • Rate parity across channels
  • Commission cost by channel

Questions

What owners ask us.

What is hotel revenue management?
Hotel revenue management is setting the right rate and restrictions for every night and room type, and selling them through the right channels, so a property earns the most it can from every room. It's measured in RevPAR (revenue per available room), because a full house at the wrong rate can earn less than a quieter night priced well.
What does a revenue manager do?
A revenue manager studies demand, your booking pace, your history and your competitors, then sets the rate and restrictions for every night and room type. Then they watch how each night is filling and move the rate when demand does.
How does outsourced revenue management work?
A dedicated revenue manager works with your team in the systems you already use, with their own login. They watch how fast you're filling every day, adjust rates and restrictions, check the comp set and report back every month.
What size properties do you work with?
Mostly independent hotels, motels, serviced apartments, pubs with rooms and small groups, from about 20 to 200 rooms. They're big enough for pricing to matter and usually too small to employ a revenue manager.
How quickly will we see results?
Your first rates go live within ten days of the first call. Each month-end report compares the month with the same month last year and your comp set, so you can see what moved and why.
Is it a monthly retainer or a project?
Either: an ongoing monthly retainer, or a project with a fixed scope. We'll suggest which suits you after the revenue review.
