How we work

One report, one call, every month.

Reporting ties pricing, marketing and service together. Every month we send a report and get on a call: what happened, what it was worth, and what we do next, in plain words.

How it works

From first call to first rates in ten days.

  1. Week 1

    Review

You get a 90-day plan that shows what each change is worth. We build it from your goals, 12 months of your data, your comp set, your listings and your reviews. Then you decide.

  2. Day 10

    Price

If you go ahead, your first rates go live. From then on we set them every day, night by night, within rules you agree.

  3. Months 1 to 3

    Market and serve

We work alongside your team to bring more guests direct, fix your listings, turn your reviews into a list of fixes and train your front office.

  4. Every month

    Report

A clear month-end report and a call: what happened, what it was worth, and what we do next.

Nothing new to install. We work in the systems you already use, with our own logins, so every change is visible to you.

Questions

What owners ask us.

Who is the report written for?
Owners, general managers and anyone else you choose. The first page is the month on one page, for owners who read nothing else; the detail follows for the team who runs the place.
What do you compare our results against?
The same month last year, your budget, and your comp set (the properties guests compare you with), so you can see whether you grew faster than the market or just with it.
What do RevPAR, ADR and occupancy mean?
Occupancy is the share of your rooms that sold, ADR (average daily rate) is what each sold room earned on average, and RevPAR (revenue per available room) is room revenue divided by every room you could have sold, which is the same as ADR × occupancy. For example, a 50-room hotel that sells 35 rooms at $180 has 70% occupancy, an ADR of $180 and a RevPAR of $126.
When do we get the report and the call?
[Your timing: for example the report by the fifth business day of the month, and the call in the same week. One sentence.]
Can we see our numbers between reports?
[Your answer: for example the client portal, updated daily, and a weekly pickup email. One sentence.]
Do we need new software?
No. We work in the property management system and channel manager you already use, with our own login, so every change is visible to you.

What happens next

  1. You pick a time for a call as soon as you send this.
  2. After the call, you send 12 months of figures (we'll show you how).
  3. You get your revenue review and a 90-day plan, then decide.
